The certificate creates a common language for building energy

An Energy Performance Certificate provides a standard summary of energy demand and classification, insulation characteristics and heating or cooling system efficiency. It supports comparison under common headings, but should be read as a starting point rather than the whole performance story.

The class represents calculated performance

The class is calculated from defined assumptions, the building envelope and technical systems. Actual bills vary with occupancy, temperature settings, operating hours, maintenance and weather. Two homes with the same class therefore need not have identical consumption.

Envelope and system efficiency should be read together

Walls, roof, floors and windows influence demand; boilers, heat pumps, cooling and hot-water systems influence how efficiently it is met. Efficient equipment cannot necessarily offset a weak envelope. Comfort and consumption depend on continuous insulation details and correctly sized systems working together.

Check the issue date, building data and authorised organisation as well as the class. Ask about heating, glazing, orientation, shared-area energy and recent maintenance. The certificate does not replace a technical survey or independent inspection; it helps direct the questions.
